New garage door installation begins with four measurements of your own opening. Sugar Pine of Orinda measures the real opening, then fits the new door with new springs, tracks and hardware, for homes in Orinda, Moraga and Lafayette. A new door is quoted on site, and you approve the price before any work begins.

When Is a New Door Better Than a Repair?

  • Several sections are bent, cracked or split.
  • The whole door has twisted out of square.
  • A damaged section cannot be matched, so panel replacement is not an option.
  • The same parts keep failing, and repair bills are adding up.
  • You want a different look, or an insulated door.

If only one part has failed, a repair costs less. Start with garage door repair or ask us to look at both options.

What We Measure Before the Door Is Ordered

  1. Width and height of the finished opening.
  2. Headroom above the opening, where the tracks and springs sit.
  3. Side room on each side for the vertical tracks.
  4. Back room from the opening to the rear wall, for the horizontal tracks and the opener.

Garages vary a lot from one street to the next, so we take these numbers on site rather than from a plan.

Heat, Insulation and Your Garage

The page for Lafayette on Wikipedia notes summer temperatures that can pass 100°F. A garage that bakes all afternoon is a good case for an insulated door. Tell us how you use the space, such as a workshop, a gym or storage, and we will talk through your options.

Permits, the County and the Look of the House

Orinda has no building department of its own; the City of Orinda says Contra Costa County issues building permits. Contra Costa County also lists permit and inspection services for Lafayette, Moraga and Orinda. The Town of Moraga FAQ says exterior changes to a home need Town Planning approval before a building-permit application. We do not give permit rulings, so ask the county or your town before you change the size of the opening or the style of the door.

How a New Door Installation Goes

  1. Measure and talk. We take the four numbers above and hear what you want from the door.
  2. Agree the price. It is quoted on site, and you approve it before any work begins.
  3. Order the door. It is made to your opening.
  4. Take out the old door. Old sections, springs and tracks come down together.
  5. Fit the new one. Tracks, springs and hardware go in new, and the sections are hung and sealed.
  6. Balance and test. The door should stay put half-way up and run smoothly in both directions.

Many homeowners add a new opener installation at the same time. If a part fails after the install, spring repair and track repair are on the same list.

Questions About a New Garage Door

Can my current opener stay when the new door goes in?
Sometimes. If the opener runs well and can handle the new door, it can be reconnected. We check it when we measure and tell you before any work, so you are not surprised on installation day.
What should I clear before installation day?
Move the cars out and clear the floor on both sides of the opening. Tell us about shelves, steps or a ceiling rack near the door, because they affect where the tracks and springs go.
Does a new garage door need a permit?
We do not give permit rulings. Contra Costa County handles building permits for Orinda, Moraga and Lafayette, so ask the county building office before you change the size of the opening or the look of the house.
